PUBLICACIÓN DE ARTÍCULO DE RESTAURACIÓN DE EDIFICIO DE VIVIENDAS EN CALLE MOLINOS Nº9

El objetivo del proyecto es la rehabilitación de un edificio existente compuesto, a su vez, por dos cuerpos construidos de diferente altura y configuración. Una de las partes tuvo que mantener y la otra renovada haciendo una propuesta actual que dialogaría con el volumen que se mantendría y respondería a la esquina de la plaza donde se inserta. Su situación privilegiada dentro de la ciudad en un barrio de gran importancia histórica, implicaba compromisos de respeto con la imagen, las características del entorno y los requisitos normativos de las administraciones que velan por el mantenimiento de los valores culturales y patrimoniales. Por lo tanto, parte del diseño fue una solución arquitectónica contemporánea que se inserta sin estridencias con respecto a las restricciones normativas y culturales.

La arquitectura que establece una relación con el lugar para transformar gestiona también los propios elementos de construcción que configuran el sitio. Partiendo de un edificio no catalogado, es posible reconocer valores patrimoniales vinculados a sistemas de construcción, volumetría y proporciones. Una vez que se identifican estos valores, se evidencian por la recuperación de las técnicas constructivas que los definen (estuco, esgrafiado, forja, etc.)

El edificio recupera su volumen original eliminando todo lo que no es propio y cuando decide expandirse, esta expansión proviene de las mismas proporciones en sus huecos y en su volumen que el edificio identificado patrimonialmente, finalmente, mientras que un recurso arquitectónico simple (mármol base) como base, unifica las dos piezas como una escultura configurando toda la propuesta.

The object of the project is the rehabilitation of an existing building composed, in turn, by two built bodies of different height and configuration. One of the parties had to maintain and the other renewed by making a current proposal that would dialogue with the volume to be maintained and respond to the corner of the square where it is inserted. Its privileged situation within the city in a neighborhood of great historical importance, implied the commitments of respect with the image, the characteristic of the environment and the normative requirements of the administrations that watch over the maintenance of the cultural and patrimonial values. Thus, part of the design retouching was a contemporary architectural solution that inserts without stridency with respect to the normative and cultural constraints.

The architecture that establishes a relation with the place to transform manages also the own building elements that configure the site. Starting from a non-cataloged building it is possible to recognize patrimonial values linked to construction systems, volumetry and proportions. Once these values are identified, they are evidenced by the recovery of the constructive techniques that define them (stucco, sgraffito, forge, etc ...)

The building regains its original volume eliminating all that is not its own and when it decides to be expanded, this expansion comes from the same proportions in its gaps and in its volume as the building identified patrimonially, finally, while a simple architectural resource (marble base) as a base, unifies the two pieces as a sculpture configuring the whole proposal.
